How it's possible

Three changes made this real. All of them are new.

The data comes from the courthouse the day it's posted.

PropStream and the other aggregators license from First American or county data brokers. Stale by the time it reaches your students. We scrape county sites the same day they upload — same source, no delay. Your students mail people their competition hasn't even seen yet.

The list is ranked by who actually sold last week.

Every Monday we look at the deeds that just recorded in their market — who actually sold to an investor — and rank live distress contacts by how closely they match. This is the cleanest indicator that exists. Not a prediction. The people who just sold tell us who's next.

Dead leads remove themselves.

The same scrapers that find new distress signals find closings and listings. When a seller goes under contract or hits the MLS, they drop off the list before Monday's mail goes out. Your students never waste a postcard on someone who's already decided.

Cadence is still being figured out.

How often, how soon, how long to keep mailing the same seller — the right answer depends on the signal, the market, the creative, and the student. We don't pretend to have solved it. What we do is measure it. Every change your students make to a cadence shows up in the data, better or worse. So they can run real experiments instead of guessing.
